TENANT SELECTION
The most important aspect of Management is the proper selection.
Our Tenant Placement Process Includes:
1. We require each potential tenant to complete a written application.
2. Follow up to verify employment, rental & credit history.
3. Personal interview once follow up is cleared.
4. Thorough reference check.
5. Execute a formal contractual rental agreement.
These steps are taken to help ensure your property will have the best possible tenants.
MANAGEMENT FEES
Standard= Start-up Fee $150.00 Waived for Client while signing a contract for a one year.
Initial Deposit $300.00 is collected in advance for the advertising and remains in your account. This amount will remain $300.00 and will continue as your reserve account. This will be used for overdue utilities, advertising, electric, or any necessary repairs.
½ half of first month collected rent for Rent-up fee. This includes tenant placement, all the paperwork involved, complete set of digital photos, and a completed condition report. Minimum $500.00 and Maximum $1,250.00
7% of monthly rent Maximum $150.00 deducted from the monthly rent for our Management fee.
Any late fee’s collected management will keep.
RENT OUT ONLY
This is just to rent out your property and provide you with a tenant. Once we get the tenant moved in you will take over any and all management responsibilities. Start-up fee $275.00 Initial deposit of $300.00 Rent up fee of 1/2 of the first month of collected rent. We carefully screen for qualified tenants. Interface with potential tenants regarding collection and maintenance issues. We also keep documentation to make record & account keeping easy.
RENEWALS
$100.00 for the new and updated lease agreement
Rental Rate will be re-evaluated and an increase will be considered.
